After two refusals, planning permission was eventually granted by Derby City Council paving the way for a new convenience store at a major Derby road junction.
Derbyshire-based development and investment company Speeds (Burton) Ltd, who owned the 2-acre site, had seen planning permission refused, firstly for reasons of access and secondly on design grounds.
However, after entering into a conditional agreement with German discounter Lidl, a planning solution was found and the 2,100 sq. m. foodstore development can now proceed.
Stephen Salloway of Salloway Property Consultants, who negotiated the sale on behalf of Speeds, was convinced the site was suited to a discount food store. “This is a very accessible site on the edge of the city centre next to a densely populated residential area. It can be easily reached on foot or by cycle, as well as by car. A convenience store is a logical use for the site and I am sure will serve the local community well.
“The initial refusals were frustrating but Speeds’ tenacity, particularly in pursuit of an access solution, was commendable and with the addition of Lidl’s experience and design skills, a satisfactory solution was found at the third time of asking.”
The site is located at the junction of Uttoxeter New Road and Mercian Way (Ring Road) and construction of the new foodstore is expected to start soon. Nottingham surveyors FHP represented Lidl in the transaction.
