Flex Office Operator Cubo Expands into The North West With New Manchester Site

Leading flex office provider Cubo is delivering on its plans to roll-out its brand nationally, with the acquisition of a new 16,000 sq. ft workspace in Manchester.

Cubo has taken a 12.5-year lease on The Lincoln in Manchester, its first office space in the North West, in a deal which marks the first transaction to complete at M&G/Marshall CDP’s flagship HQ office building on John Dalton Street.

The deal follows Cubo’s announcement earlier this year that it plans to almost double its footprint nationally by the end of 2023; a growth strategy backed by investment firm Literacy Capital. The flex office provider currently has seven locations across the UK in cities including Edinburgh, Birmingham, Leeds, Derby, Nottingham, and Sheffield.

Cubo at The Lincoln will offer Grade A flexible office space for a range of occupiers including start-ups, SMEs, and corporates. Facilities include hot desking, designated desks, studios for up to 20 employees and private offices for up to 50.

All members benefit from 24/7 access, use of large communal spaces, private areas, break-out spaces, meeting rooms and kitchens, an inclusive barista service with beer and fizz on tap, along with a programme of free networking events. Members can also transfer memberships between Cubo offices and locations.

As well as the regular Cubo member benefits, The Lincoln will offer a range of convenient amenities onsite including a wellness room, spin studio, and yoga studio. It will also provide 120 cycle spaces and 164 lockers, along with shower facilities equipped with a drying room.

The new Cubo Manchester is set to launch in Q3, 2023.

Cubo is transforming the traditional serviced office model. It provides an experience-led lifestyle offer to meet the changing needs of businesses – from hot desking to a designated desk, private office, or entire floor.

As a result, Cubo is rapidly becoming the location of choice for SMEs, tech companies and corporates looking for a world class environment where they can develop and thrive.

Commenting on the new Manchester workspace, Marc Brough, CEO at Cubo, said:

“Having started in the Midlands and Yorkshire we are now extending our footprint across the whole of the UK.

“Finding the right location in Manchester has been high on our agenda for some time. The Lincoln not only meets our requirements, but it also provides our staff with a space that puts their health and wellbeing first.

“It offers the high-end, contemporary look and feel that complements our aesthetic within a super prime location.”

Aaron Pope, Director of Asset Management at M&G Real Estate, added:

“The development of The Lincoln continues our strategy of creating Grade A, sustainability-led assets of scale in prime locations across the UK.

“The Lincoln demonstrates our ongoing commitment to Manchester where our assets are attracting strong interest from leading and innovative occupiers such as Cubo, whose decisions are influenced by strong sustainability and wellbeing criteria, enabling us the opportunity to deliver compelling returns for our investors.”

Paddy Kennedy, UK & EMEA Flexible Workplace Advisory, from Colliers, who advised Cubo on the deal added:

“Cubo is the perfect fit for The Lincoln. Following a period of rapid growth, they have quickly established themselves as a leading provider of high-end flex office and co-working space in the UK.

The quality fit out and flexibility that Cubo offers will provide an added attraction to occupiers considering taking space in The Lincoln, as not only do they have the flexibility of additional desks and meeting spaces at their fingertips, they also benefit from the community feel and lifestyle that a well-run flex operator brings to a traditional office building.”

Colliers acted for Cubo. Cushman & Wakefield acted for the landlord.
