Global Tenant Secured at Alpha Birmingham

Multinational electronics giant, Hitachi Energy, has agreed to a deal for custom workspace at the iconic 28-storey Alpha tower in Birmingham.

The company is taking 7,000 sq ft on a 10-year lease. As part of the deal, CEG will deliver a turnkey office solution, complete with break-out and kitchen space, for its 100-strong team.

Hitachi Energy was attracted to the central location, sustainability credentials of the building and the on-site amenities including café, wellness studio, gym, leisure club style facilities and cycle spa. The bespoke office design and fit out as part of the lease helped clinch the deal.

“They have provided a full turnkey solution that not only meets, but exceeds, our brief and the team will love working in such a fantastic space. As well as being at the heart of Birmingham, they will also have access to onsite amenities from the café, wellness studio, gym and spin classes to the contemplation rooms and cycling facilities.”

This is the latest in a series of Let Ready Custom Design + Fit Out deals at Alpha, and it follows a trend that is fast sweeping Britain. In fact, since early 2022, CEG has delivered more than 150 Let Ready Custom Design + Fit Out deals across its 500,000 sq ft office portfolio, with the help of its UK network of agents.

Richard Brookes, investment manager at CEG, explains: “Businesses want bespoke, high-quality workspace to help attract and retain talent but without a big capex outlay, or the headache that comes with project managing a fit-out.

“As the landlord, we are best place to design the most efficient space as we know our buildings better than anyone. We manage the process from end to end, sharing best practice and meeting the tenant’s business goals from design and layout to productivity, health and sustainability.

“With our tried and tested supply chain and buying power, we can pass cost savings onto the tenant, and give certainty on the budget. This takes away any risk for the tenant, and we can also incorporate the cost over the length of the lease if preferred, so there is no upfront outlay.

“The Let Ready Custom Design + Fit Out option has proved so popular, that by the end of the year, I think we will delivering more than a hundred Let Ready Custom Design + Fit Out deals per annum, creating bespoke workspace for thousands of people.”

In recent years, CEG delivered a £16.6 million refurbishment of Alpha, creating a contemporary and collaborative working environment for corporates wanting space floor by floor to Let Ready fully furnished flexible studios for smaller and growing companies. As a result, the building is now 75 % let, with further space under offer.

This latest deal to Hitachi Energy follows CEG’s largest Let Ready Custom Design + Fit Out deal at Alpha, with 14,000 sq ft over two floors of bespoke workspace being delivered for transport, infrastructure, and engineering company SYSTRA as part of its 10-year lease. Further bespoke designed workspace at Alpha is also currently under offer.
