PRUDENTIAL MOVE AS DEVELOPER TARGETS KEY BLACKPOOL TOWN CENTRE SITE

One of Blackpool’s most prominent buildings is heading for a new future after a Nottingham-based developer unveiled plans to acquire it as part of its regeneration plans. 

ALB Group is set to acquire Prudential House on Topping Street, a 48,000 sq ft landmark building located at the centre of one of the town's most significant regeneration areas.

The former insurance office occupies a prime position on the corner of Topping Street and Talbot Road and is surrounded by hundreds of millions of pounds worth of public and private investment.

Prudential House sits alongside the new £100 million Department for Work and Pensions headquarters, which has brought around 450 staff into the town centre, while the neighbouring Talbot Gateway development has transformed the area around Blackpool North Station into a major transport hub.

Further investment is also planned nearby, including a new government office building expected to create hundreds of additional jobs and proposals for a new arts and education campus that could bring more than 6,000 students into the area.

ALB says the acquisition represents an exciting opportunity to help shape the next phase of Blackpool's town centre regeneration.

The building is expected to be redeveloped for a mix of residential and commercial uses, with the ground floor continuing to provide commercial space.

Detailed plans will be revealed at a later date when a planning application is submitted.

The purchase will mark ALB's second major investment in Blackpool and further strengthens the developer's growing presence in the resort.
